What We Offer
We sell properties to 2 types of investors:
- We sell properties that need work. These properties are primarily for the local investor that has the ability to do the work themselves or has a good construction crew in place.
- We sell properties that are already rehabbed and rented. These properties also work well for the local investor and are what most out-of-town investors want.
We don't disappear after the sale. Regardless of which investor you are, we offer property management after the sale. You can be as hands-on or hands-off as you want. We will offer any advice or consultation you would like if you want to manage your investments yourself or we will handle all of the details and you can go on about your normal life.

How We Sell
We make the process very simple. We put in over 100 offers a month to get our 10-15 properties. We buy at a price where we can consistently pass along good deals. Our properties sell quickly and normally in packages so the inventory list changes often. Please act quickly if you are interested in a property.
We have an inventory list that clearly marks 1 or 2 prices depending on the status of the property. There will be a wholesale price if we have not yet rehabbed the property. This is the price that we would sell it to an investor that wants to rehab the property themselves. The rehabbed price is the price after the property is rehabbed and a tenant is placed.
Please understand the following regarding our sales:
- Our prices are non-negotiable. We set the prices to reflect a fair deal so that you can make a decision knowing the true price upfront.
- You will get a clean title with all of our properties.
- Our prices include all taxes paid as of the last tax bill. We do not offer tax pro-rations. Taxes are due in May and November so if you buy a property in April the taxes coming due in May will be your responsibility. We have set the prices to reflect this policy (in another words we could slightly raise the prices and pay the taxes but we want to keep it simple). Please contact us if this is confusing.
- On a cash deal if you put down 100% of the purchase price as earnest money we will pay all closing costs.
- If you buy a property that is not completely rehabbed or not yet rented we will offer a guarantee date where it will be rented so that you will not have to worry about rents not coming in as we will cover them until it is rented.
Pre-Buy Program
You will see the section on the inventory list that says coming soon. These are properties that we are scheduled to purchase within the next 30 days. We offer a special pre-buy program for these homes if you put down 100% of the purchase price before we purchase the home. Because we have no money out of pocket on these programs we offer the following:
- We will offer a 1 year rent guarantee beginning 45 days after you put the money down. If at anytime during the first year this home is not rented we will pay the rent. For example if you put money down on a property on June 15th we will attempt to close, rehab, and rent the property by August 1st. If it is not rented then we will write you a check for the rent.
- If you are not satisfied with the property within 30 days after it is rehabbed we will refund 100% of your purchase price.
- If in the unlikely event we do not close on the property we will refund your money plus $1,000.
We also offer short term financing of 6 months or less if you want to purchase a property and rehab it or if you want to lock up a property while you work on financing. You must put down 10% and finance charges will apply. Contact us for details.

Out of Town
There are many out of state buyers buying property in the South Bend area. The properties are relatively cheap while the city of South Bend and this area remain attractive with lower unemployment than the national average, a low cost of living, and the University of Notre Dame as an anchor.
Although you will be able to do some research online and look at our inventory list, most likely you will want to visit and see the opportunities for yourself.
